|Recommended: NoCould be an excellent property — I had very high hopes but was very disappointed. I couldn't wait to move here after seeing a renovated sample unit. My renovated unit has typical cheaper grades of appliances and cabinets and that would be fine because it is new and looks nice, if the installation was not so terrible in terms of quality. The grout work is bad, tiles on the kitchen backsplash cracked during installation and not replaced, I could go on. The carpeting is the cheapest possible with no padding on top of a concrete floor I am 1st floor . Bathroom materials and condition is terrible. The apartments are old and it shows. The painters paint over door hinges, shower curtain rods, everything. Who does that Worst painting I ever saw, looks very rushed in every room. Spent a lot of time scraping overspray off of widows, cabinets etc. Every bifold door has the handles on the wrong panel, backwards, and when I moved in I had to clean everything as the kitchen cabinets had sawdust etc. all over from the installation. Can't count the number of times maintenance was here after move-in to re-cut ill-fitting closet doors. My unit is also inefficient with lots of open spaces on the outside wall of the HVAC closet. The worst day to day quality of life issue is the closet turned into the washer dryer closet. I can only open my washer about 1 3 because a shelf for the dryer above this application uses a front loading washer not top loading. MGMT did not respond to my requests to correct. The hot water line wash connected to cold, cold to hot when I moved in. A simple mistake and I pulled it out and changed it but unfortunately I think is indicative of the overall quality of maintenance and lack of attention to detail. Some tenants have a junk yard on their patios. The expansive grounds could be beautiful here but they are not. I think I remember meticulously landscaped being promoted it definitely is not. I love the location and expansive grounds although some areas are often a mess where maintenance items are stored and the trash area is a disaster. My neighbors are awesome. Peaceful and quiet at night. I couldn't wait to move here, but you could do so much better for the same or a little higher in Bucks County Hatboro-Warminster and in new units in the City. Some nice premium alternatives out there these days.

|Recommended: NoLiving here for 3 years — Apartments are good, maintenance request usually lingers for days and days before someone contacts you. The amount of rent you pay, you actually dont get your money worth. They boost up the prices every term, all the neighborhood apartments stick with the same amount. 1343 for 1 bedroom, it makes no sense. I couldave gotten a place in downtown philly for that amount. Office members are not willing to work with you in any situations.
|Recommended: YesVery nice property — My family and I love living here at Franklin Commons. Its just enough room for us. Everything is close by. And yes the rent is high but its worth it because it comes with a decent amount of amenities. The property staff is great. I usually go to Melissa for everything, shes great to work with. The rest of the staff is awesome as well. Maintenance always get the bad end of the stick but with what they deal with on a day to day they do an awesome job. They prioritize great and when they know its an emergency they will come to your apartment. The grounds cleanliness is very clean. Cant complain at all. Your always going to have those people who litter but every morning I usually always see a maintenance guy walking around cleaning up the trash. Overall its a really good community.
|Recommended: YesA Lot of Bang for Your Buck — It truly feels like a community. A lot of families take walks around the property, so you get to know them. There are clear-cut communicated rules to keep the area looking nice. There's plenty of space for kids to run in the grass away from cars, and the property is well manicured.

|Recommended: YesI have been disappointed in some of the management changes. — It is better then some, being a single female I love the valet trash system. The parking is not always the best. The management is not always the best. They definitely do not care in the end.

|Recommended: YesExcellent place to live — I love living at Franklin Commons. The staff is super friendly, they respond quickly, and are very attentive. My neighbors are friendly. Other than the family living above me making too much noise sometimes and their kid always running around, I don’t really have any complaints.
|Recommended: YesNice place — Staff are super helpful. Especially all the girls who work at the front office. Maintenance request completed in a timely fashion. The grounds are clean for the most part. The apartment may benefit with cigarette disposal bins because there tends to be a build up of discarded cigarettes butts on the property.
|Recommended: NoIt’s alright here — It is nice, maintenance doesn't do their work, you’ll call them over the same thing multiple times before it gets fixed right, and it is WAY TOO EXPENSIVE for the quality of living, not that its bad, it is just not worth paying the amount of money they are asking, and the neighbors are nosey and do not mind their own business
|Recommended: NoMy First year was fine...downhill since then — The garbage rules are not being followed. I can hear the neighbors upstairs to the point of my sanity being challenged. The rent just keeps going up. The laundry is closed, and the referenced map has fallen down. I hope you are fixing up the laundry room because it was awful. Four floods, my newly refurbished apartment has warped cabinets, damp ceilings, terrible drywall patching.
|Recommended: YesGreat community to live in, but a tad expensive — The floor and walls of my apartment are pretty thin so you can feel and hear your neighbors having a conversation. Also, not sure if this applies to other upstairs apartments, but the floor underneath the carpeting in some spots seem to be made of a thin plywood or something. Specific spots on the floor of my apartment creak and depress more than others when stepped on. Also, my shower will rain boiling water onto me when one of my neighbors is flushing their toilet using the apartment building's cold water . Besides the minor complaints, it's a great community to live in. But I pay for amenities that I don't really use too often, so it feels expensive.
